Simple Control: Without Reheat Coil By-pass Valve

Cooling Mode: First Step of Cooling: Operate TRICOIL® pump and modulate chilled water valve (or cycle stages of DX cooling) to maintain room temperature.
  Second Step Cooling: Stop pump. Latent Capacity is transferred to sensible.
Heating Mode: Operate pump. Modulate heating hot water valve to maintain room temperature.
Dehumidification Mode: Operate pump and operate cooling at 100% of cooling capacity (first step). Modulate the heating hot water valve to maintain the desired room temperature.

Advanced Control: Modulating Control of the Reheat Coil Bypass Valve

Cooling Mode: First Step is identical to simple mode.
  Second Step of Cooling: Modulate reheat coil by-pass valve to maintain the room air temperature.
Heating Mode: Operate pump. Position reheat coil by-pass to the by-pass position. Modulate heating hot water valve to maintain room temperature. The reheat coil by-pass valve can be positioned for full by-pass so that only the precooling coil is used for the heating and/or freeze protection duty.
Dehumidification Mode: Operate pump and operate cooling at 100% of cooling capacity (first step). Position reheat coil by-pass valve for 100% flow through the reheat coil. Modulate the heating hot water valve to maintain the desired room temperature.

Additional reset schedules and energy management techniques can be used.
